Acoustic comfort

We are not driven by standards, but by health and comfort. That is why the acoustic parameters of our apartments are better than the requirements of the standards.

We use windows with triple glazing

Whether a tram passes beneath your windows or children shriek from the nearby playground, you will hear almost nothing thanks to the triple-glazed windows and the perfect building envelope.

We have developed a special floor composition and innovative masonry

You won't hear about your neighbours watching a suspenseful horror movie on TV or practicing polka in our apartments. Together with the UCEEB, we have developed a special floor composition that is up to 35% quieter than the standards. We have also been involved in the development of the innovative Vapis10 masonry with excellent acoustic properties. For the interstitial walls, we use a masonry that exceeds the standard requirements by 5 dB.

We pay attention to sophisticated sanitation and quiet pipes

In our apartments, you will not be disturbed by unpleasant noises from the bathrooms and toilets of the neighbours. We use acoustically soundproofed bathtubs for which we have designed a technological procedure for their safe installation. You don't have to worry about the noise from the air conditioning system, which brings fresh air into the apartment. In fact, we use special ducting that is up to 30% quieter, which means that even those who can hear the grass grow can sleep well in our apartments.

Thermal comfort

We are constantly testing new technologies, such as ceiling cooling with an activated concrete core, to keep your apartments comfortable all year round.

Loggias, balconies or suspended roofs influence the direction of the sun's rays, thereby
providing passive shading

Active shading

Exterior blinds connected to a smart home system are standard on all our projects. They actively shade, regulate light in the interior and prevent overheating.

Passive building envelope

Windows with triple glazing and above-standard insulation of all structures of our houses form a passive building envelope that does not transmit heat and contributes to thermal comfort

Green roofs

Green roofs retain water and increase biodiversity, but they also cool the surroundings and prevent the whole building from overheating.

Renewable energy sources

We choose renewable energy sources for heating and cooling the building, for example heating and cooling with water from ground boreholes using a heat pump

Fresh air

All new buildings are so sealed that without controlled ventilation with heat recovery, you need to ventilate every two hours to breathe fresh air. With centrally controlled ventilation with heat recovery, you don't need to ventilate, so spring allergens, cold winter air and dust particles don't enter your home. So you don't have to worry about daily cleaning!

Filters

They are an integral part of the heat recovery unit and are used to trap dust and pollen that flies freely in the air.

CO2 sensor

It monitors the concentrations of harmful carbon dioxide and volatile compounds (VOCs) that evaporate from furniture or children's toys so that they do not exceed the permitted standard. Ensures sufficient air supply.

Healthy light

 Large glazed areas and a thoughtful layout ensure plenty of natural daylight.

Glazing

The generously designed windows, reaching to the ground, do not interfere with the profi ly that would spoil the view outside. Even the smallest children can enjoy the view.

The layout of the houses

The layout of the flats is designed to maximize the time when the sun shines into the living rooms, and the flats have above-standard lighting.

Healthy artificial light

For times of year when natural light is scarce, make use of even and healthy artificial lighting, which we will be happy to advise you on

Psychological well-being

With us, you feel at home from the moment you enter the house. We design the parterres so that you feel comfortable in them. The surroundings of our projects are perfect for gathering with neighbours, children's games, sports or relaxing in nature.

Healthy lifestyle

In our houses we install bicycle service stations, bicycle washing stations and racks or workout elements where you can exercise according to your abilities.

The Vital Kamýk project was inspired by the ideas of a healthy lifestyle, being active and living in a community. Care for the health of the building’s residents was therefore reflected in the structure’s foundations. We selected high-quality, environmentally-friendly materials, and we ensured a healthy atmosphere inside the apartments and a pleasant temperature in winter and in summer. You can make new friendships on the leisure-time roof terrace, which we called Harmonie. It will be an oasis for relaxation for you where you can read or play chess, as well as a community space for group meetings around a barbeque, enhanced by views of the surrounding area full of green space. Children will certainly find something to do at the children’s playground by the building, which will be a place for active relaxation on work-out elements or for yoga exercises. Do you like riding your bike? Then you will certainly be happy to find the bicycle wash and service station in front of the building. Vital Kamýk is an ideal place for an active and healthy life style.

  • Right next to the building is the Sídliště Libuš bus stop and the construction of Libuš metro station is being planned a few minutes’ walk away.

  • Close to the building you can find an Albert shopping centre and in the surrounding area there are lots of other shops and restaurants, some primary schools and kindergartens, including the Prague British International School, a children’s playground, the TJ Tempo sports complex, a pump track and Kamýk petting zoo.

The Vital Kamýk apartment building is on Zimova ulice in Prague 12. The building is surrounded by outdoor green space and from the open and enclosed balconies there are wonderful views of Kamýk Wood and Modřany Gully. 

Right next to the building is the Sídliště Libuš bus stop and the construction of Libuš metro station is being prepared a few minutes’ walk away.

Because our company pays extraordinary attention to healthy living, we choose to realise every project using natural, environmentally-friendly materials and the best available technology.

All apartments meet the low-energy standard, which is achieved using windows with triple glazing, external jalousies on the eastern, southern and western sides and, primarily, a managed ventilation system with heat recuperation. This system guarantees the permanent inflow of fresh air without unnecessary heat losses and also prevents the arising of dangerous mould and bacteria. Heating is handled by a central heat exchanger.

Vital Kamýk is a home where there will always be fresh air, pleasant warmth, plenty of light and peace. It is an environmentally-friendly and economical apartment building that offers you the certainty of healthy and satisfied living

Financing

 

Standard payment schedule

  • Reservation contractReservation fee of CZK 80,000 for a studio (1+kk) apartment, CZK 100,000 for a one-bedroom (2+kk) apartment, CZK 120,000 for a two-bedroom (3+kk) apartment or larger; payable within five days of the conclusion of a reservation contract.
  • Conclusion of agreement on future contractPayment totalling 20% of the price of the apartment within 10 days of the conclusion of an agreement on future purchase contract.
  • Notification of completion of building shellPayment totalling 45% of the price of an apartment—payment within 10 days of the delivery of notification of the completion of the building shell, entry of the building in progress in the land-registry office and entry of a mortgage contract in favour of the client’s financing bank in the land registry.
  • Notification of completion of distribution networks and plasterworkPayment totalling 25% of the price of an apartment—payment within 10 days of the delivery of a notification of the completion of distribution networks and plasterwork—documented by an entry in the site log or photographic documentation at the request of the financing bank or appraiser.
  • Notification of occupation approval certificate for buildingAn additional payment totalling 10% of the price of an apartment taking into account the reservation fee paid—payment within 10 days of the delivery of a notification of occupation approval of the building, before the signature of the purchase contract.
